Residential inspections
A trained, objective set of eyes
A home inspection catches problems and common defects so you go into the purchase informed. Whether you are a first-time buyer or an experienced one, it can save you thousands of dollars and a lot of headaches.
Your inspector visually examines every major system of the home and documents what they find in a detailed report with narrative, photos, and sometimes video. During the final hour, the inspector walks the home with you to go over the findings, so you and your agent understand exactly what was found.

Radon Testing
Radon is a colorless, odorless radioactive gas found in many Minnesota homes, and according to the CDC it is the second leading cause of lung cancer in the United States. It can only be detected with specialized equipment. Our continuous radon monitors return results in 48 hours, evaluated by licensed radon measurement technicians (MN License #RMEA-00610).
Sewer Scope
A sewer line repair or replacement is one of the most expensive fixes a homeowner can face, and problems often stay hidden until it is too late. Our certified inspector runs a camera through the line and gives you a written report plus a link to the video.
Mold Testing
If you see or smell signs of mold, or the home has a history of water intrusion, we collect air and surface samples and send them to an accredited lab. You get the lab results plus a plain-language report that explains what was found and what to do next, starting with the moisture source.
Commercial Inspections
We inspect commercial and multifamily properties, including apartment buildings, townhome associations, and small commercial spaces. Scope is set with you up front, so the report covers the systems and common elements that matter to your purchase, lender, or association.

Foundations, basements, walkways, and floor, wall, and ceiling systems.
Roofs and Attics
Current roof condition, plus every accessible penetration (skylights, chimneys, flues) and how it is flashed to shed water and snow.
Electrical Systems
Service entrance and panel, branch circuits, smoke and carbon monoxide detectors, and GFCI protection where required.
Plumbing
Fixtures and faucets, water supply, drain, waste, and vent systems, water heaters, and sump pumps or fuel storage.
Heating, Ventilation & A/C
Age and condition of the furnace, air conditioner, ductwork, vents, and other major HVAC components.
Appliances
Built-in appliances: dishwasher, disposal, range and hood, cooktop, microwave, exhaust fans, washer and dryer, and garage door opener.
